The following items have been addressed as per the referenced reviews and comments: COMMENTS FROM DECEMBER 2, 2015 DRC: The address on sheet E001 still shows 100 Trophy Wood Drive. Please revise the address to 3000 SH 114. Response: The address on sheet E001 has been revised as requested. ■ The plat provided is not the correct plat. The correct plat is Lots 2R-2 and 2R-1, Block B, Trophy Wood Business Center. Response: The correct plat is attached for your reference. Depict the fire lane on the site plan and provide a full looped fire lane around the site. If you wish to waive this, please provide a written explanation for the waiver. Response: Per discussion with Chief Danny Thomas, the site plan has been revised to specify a "24' striped tire lane" for the drive surrounding the proposed building. Chief Thomas is to provide a written response to Ron Ruthven with the Town of Trophy Club. • Denote the sidewalk along SH 114 on the site plan along with the width. Response: Notes have been added to the site plan denoting a proposed 5' wide sidewalk along SH 114 that connects to the existing sidewalk to the east in front of the existing development and to the west to the existing sidewalk located along Trophy Wood Drive. • The existing fire hydrant shown along Plaza Drive does, in fact, not exist. If a new fire hydrant is proposed, label this on the plan and update all utility sheets accordingly. The FDC should be within close proximity of a fire hydrant. Response: The survey has been revised to reflect the correct location of the existing fire hydrants around the site. Due to the distance of the existing tire hydrant to the subject property (greater than 50'), a new Hire hydrant was added in order to meet the distance requirements for the FDC connection. If mechanical equipment is to be mounted on the roof, provide a description of screening and approximate location on the building elevation plans. Response: The Elevation Materials Sheet has been revised to show the location of the Roof Top Mechanical Units behind the roof/parapet wall. This shows that the building elements will provide screening for the equipment successfully blocking it from view. • Show all existing buildings within 100 feet of the subject property (including the existing building to the east along SH 114) per the site plan requirements in the Code of Ordinances. Response: The existing building on the property to the east has been drawn in using aerial images and is labeled on the site plan as requested. • Show light pole locations on the site plan sheet Response: The proposed light pole locations are shown and labeled on the site plan as requested (total of six locations). • Show parking space dimensions and parking lot island dimensions on the plan. Response: Dimensions have been added to several parking spaces around the site as requested. • Change the lot land use on the plan notes to "restaurant/bar" from "commercial". Response: The site data fable shown on the site plan has been revised as requested. . Add the gas line running along SH 114 to the legend and provide gas line operator details. Response: Existing underground utilities shown in the survey have been added to the legend on the site plan as requested. Show the number of plants/trees to be provided by species type on the plan table. Response: The number and species of trees to be provided for the development are located under the plant schedule on sheet L 1.1. • All CMU must contain an architectural finish per PD -25 requirements. Provide details of the architectural finish on the plans. Response: Notes on sheet have been revised to specify architectural concrete block with additional details added for clarification. • Label the elevation views (north, south, etc.) Response: Elevation views have been labeled as requested. ■ Show the proposed wall on the appropriate elevations such that it matches the detached wall shown on the site plan on the east and west side of the restaurant. Response: The proposed wall has been added to the east elevation as requested. Response: The referenced inconsistencies have been coordinated with the design team and have been addressed. • Not all signage denoted on the elevations is shown. Amend the elevations as appropriate in order to match the signage shown. Response: Signage for the proposed development has been removed with a separate signage package to be submitted at a later date. Provide sheet titles to both the photometric plan and the overhead night time graphic. Also, provide a legend and/or brief explanation for each plan and what it illustrates. Response: Sheet titles have been added as requested. ■ Specify lighting fixtures, including height, on lighting plan to match PD -25 requirements and color provide light pole illustrations per PD -25 requirements. Response: Notes and additional information has been added to the site electrical plan, sheet E001, as requested. COMMENTS FROM DECEMBER 3, 2015 PLANNING & ZONING COMMISSION MEETING: ■ That, save and except for the waivers and conditions that follow, the development shall meet all requirements of the PD 25 regulations Response: The proposed package submittal for Town Council approval meets the PD 25 requirements and regulations as shown in Ordinance No. 2002-41 P&Z. ■ That all comments on the Development Review Committee (DRC) memos provided to the Commission dated October 2, 2015 and December 2, 2015 be addressed by the applicant prior to the 12/8/2015 Council meeting. Response: All comments from the October 2, 2015 and December 2, 2015 DRC memos have been addressed as requested. Please reference comment responses included in this memo for all responses to items from the December 2, 2015 DRC memo. That a brief development schedule shall be provided prior to the 12/8/2015 Council meeting. Response: The development schedule is attached in the package for your reference. The dumpster enclosure masonry details shall match the masonry materials of the main structure and the gate shall be black with a note stating such to be provided on building elevations prior to the 12/8/2015 Council meeting. Response: The Dumpster Enclosure Detail sheet has been revised and noted to show that the masonry will match or compliment the color of the main structure. The detail callout also notes that all metal on the dumpster enclosure is to be black. Response: The Elevation Materials Sheet has been revised and noted to show that the roof color shall require final approval of the town council upon the recommendation of the Planning and Zoning Commission prior to the issuance of the building permit. ■ Final sign details shall be deferred for approval by the Town Council upon the recommendation of the Planning and Zoning Commission concurrent with the approval of a Specific Use Permit for alcoholic beverage sales.
