COUNTY OF DENTON
The Planning and Zoning Commission met in Regular Session on
November 4, 1985 at the Trophy Club Sales Office, 100 Trophy
Club Drive, within the boundaries of the Town. The following
officers and members were present:

constituting a quorum, the meeting was called to order.
SITE PLAN REVIEW ORDINANCE
Upon the enactment of the R-10 Ordinance, the site plan of a
proposed development would be reviewed and approved by the P
& Z and then submitted to the Council for its approval. Upon
receiving approval from the Council, a final site plan would
need to be submitted. That final site plan would be the last
document before constriction begins.
After grading and preliminary construction begins,
elevations would be required to be submitted for site design
review. Site design review is riot for approval or denial but
for architectural regulation and implementation of
landscaping, buffering, water, sewer, drainage, ingress,
egress and fire department standards. A list of site design
review criteria is being developed.
FIRST BAPTIST CHURCH SITE PLAN REVIEW
A motion was made that the Church's request for site plan
approval be granted subject to site design review and then be
recommended to the Council.
Motion passed 2 to 0

Abstaining: Benton

PRESENTATON ON SPECIAL RESIDENTIAL ZONING BY INDEPENDENT
AMERICAN:
Mr. Harry Knight, Attorney, and Mr. Ron Witten, M.P.F.
Research presenting_.
Slides were shown of the examples of the special residential
use around the Metroplex and in Trophy Club. Mr. Witten gave
facts and figures illustrating the increasing emerging demand
of this type of housing. He stated that special residential
would be very viable in Trophy Club.

(1) Special Residential Ordinances
(2) General Comments on Ordinances
(3) R-10 Single Family Ordinance
(4) Comprehensive Commercial Ordinance
(5) Special Single -Family Residential Uses (i.e. Church)
