Discussion and recommendation regarding a request for approval of an amended plat for
Trophy Club Section 11, Lots 1365R-1 & 1366R, located south of Meadowbrook Lane and
approximately 180 feet west of Rockwood Drive.

Background and Explanation:
Last year, P&Z considered an amended plat on Meadowbrook Lane that relocated the common
lot line and associated easement between Lots 1364R and 1365R of Section 11 five feet (5’) to
the east in order to increase the width of Lot 1365R. That property owner has now acquired Lot
1366 and would like to relocate the common lot line between Lots 1365R and 1366 ten feet
(10’) to the west to increase the width of Lot 1365R again. Lot 1365R remains vacant, but the
applicant intends to build his house there and would like as much room as possible.
The overall plat for Trophy Club Section 11(Exhibit B) notes that there is a ten foot (10’) wide
utility and/or drainage easement centered about all side lot lines. Thus, the request also
includesabandoning a ten foot (10’) wide drainage & utility easement(five feet on each side of
the old lot line) andestablishing a ten foot (10’) drainage and utility easementcenteredon the
new lot line (five feet on either side).The applicant has obtained signatures from utility entities
via the Easement Abandonment Form that is attached (Exhibit C). This form requires these
entities to verify if abandonment of the easement is acceptable in this specific location and
provide direction if there’s a conflict.

If the request to relocate the common lot line ten feet (10’) to the west is approved, the newly
located easement and the ten foot (10’) side yard setback will not impact the existing house on
Lot 1366, as it sits approximately twenty-two feet (22’) away from the current lot line. The
requested width of each lot complies with the eighty foot (80’) minimum requirement in the R-
10 Zoning Regulations and this proposed amended plat conforms to the Town’s Subdivision
Regulations.

Background and Explanation:
Lot 18A is approximately a 1 acre lotat the intersection of Sheldon Drive and Abbot Lane that
abuts Trophy Club Park to the north and east. It lies at an outer corner of the Canterbury Hills
subdivision and was dedicated to the Town as Parkland Dedication by deed in 2018. Staff, the
Parks Board, and Town Council are currently working on a park plan for this property.
The purpose of this amended plat is to increase the size of the utility easement at the rear of
the property from five feet (5’) to ten feet (10’) in width. This is due to Oncor running an
underground power line across the rear of the property, but not staying within the five foot (5’)
utility easement because Oncor believed there was a ten foot (10’) utility easement in place. In
order to not cause a long halt in work on the property, a document is being recorded at Denton
County to establish a ten foot (10’) wide utility easement by separate instrument. Making the
same change on the plat is not required, but it is good practice to update plats as changes come
about so they are as complete as possible.
No other revisions are proposedto the amended plat and it meets the requirements of the
Town’s Subdivision Regulations and the PD-31 Development Standards.
